The $10,000 "Thank You" — Palmetto Heroes 2026

What is it? 

The Palmetto Heroes Program is a special initiative by SC Housing designed to help South Carolina’s "everyday heroes" become homeowners. It provides a $10,000 forgivable grant to help with your down payment and closing costs, paired with a competitive fixed-rate mortgage.

Is it really "Forgivable"? Yes! As long as you live in the home as your primary residence for at least 10 years, you do not have to pay a single cent of that $10,000 back. It is essentially a "Thank You" for your service to our community.

Who Qualifies?

You may be eligible if you are a first-time homebuyer (or haven't owned a home in 3 years) and work in one of these professions:

• Education: K-12 Teachers and support staff.

• Medical: Nurses, CNA, EMT, and healthcare workers.

• First Responders: Law Enforcement and Firefighters.

• Veterans: Active duty and retired military.

• National Guard: Active members.

  
  

The Fine Print:

• Income Limits: There are household income limits based on the county you are buying in (e.g., Richland/Lexington counties).

• Sales Price: The home must fall within the program's price limits.

• Availability: Funding is first-come, first-served. Once the 2026 funds are gone, the program closes for the year.
